This month Oportfolio Mortgages spoke to Jessica Parkinson, founder & managing director of Rose Capital Property Consultancy. Rose Capital Property Consultancy is an independent high-end London property consultancy that operates across all areas of residential property. Some of their areas of expertise include acquisition, rental property search, managed disposal, home management, project management and interior design. Jessica spoke to Oportfolio’s content and communication manager Louis Mason to tell him more about her work.
Can you tell us a bit about your business?
We are a residential property search business that specialises in sourcing premium homes for an exacting client base. We support our clients through every step of the house buying process, from assessing their needs, to turning the key for the first time, we offer a complete service finding and acquiring the home of your dreams. We work solely for our buyers, helping them to navigate through the world’s most competitive markets. The business relies on private referrals and introductions and confidentiality is ensured.
Why did you set up Rose Capital Property Consultancy?
In the property market in the UK, most agents operate for the sellers and the buyers are left to fend for themselves. We wanted to provide a business solely geared towards the buyers needs and requirements. Family houses and apartments are our speciality and as the search for a family home has become harder we have found a niche in the market. We aspire to ensure that our clients feel every penny they are paying is truly worth it by going above and beyond. A lot of our competitors both buy and sell properties. We feel strongly that they are different skill sets and being a purely buying business, we do not have a fast sale approach.
Where are you based and where do you operate geographically?
Our office is based in Mayfair London, I myself live in Wandsworth and we cover all areas of Prime Central, South and West London.
Why do you think it is important to have professional assistance when searching for a property?
Buying a property is, for most individuals, the most expensive purchase they will make in their lives and it is not only important to get it right financially but also emotionally. Estate agents act in the interest of the seller and want to sell the property to anyone as quickly as possible for the highest price. We believe a buyer should have professional advice, and should have seen all the potential options before the property is purchased at the right price. We preview hundreds of properties for clients to ensure no option is missed as well as gaining access to off market opportunities through our unrivalled network.
What do you think are the main things that people overlook when searching for a property?
How time consuming it is. The time spent registering with all the agents in different offices and areas and speaking to them daily to ensure that you are at the top of their in-tray. That is before even counting the time spent viewing all the properties and travelling between them as well as researching them afterwards. Also, buyers underestimate the number of transactions that fall out of bed after the offer has been accepted. By our knowledge of the processes involved we can push the transaction through quickly and minimise the potential for things to go wrong.
What are the main issues that buyers are facing in the current climate, in your opinion?
The difference in opinion of valuations between buyers and sellers which is driven in part by the outlook for interest rates. Also, low supply of stock is an issue which is resulting in a lot of property being listed off market. Having professional representation helps access these properties.
